Elan starts 2nd phase of apartment project

Greystar started construction recently on its second phase of Elan of Uptown, a three-block, +/-590 unit, luxury apartment project located along the Midtown Greenway in Uptown. The first phase of the project will open this summer, bringing approximately 200 units to the Colfax to Dupont block on the north side of the Greenway.

Phase 2 of the project will bring approximately 220 units to the block between Dupont and Emerson, a currently sunken site that is planned to have a major public access point to the Midtown Greenway trail via a grand staircase.

Elan of Uptown - Phase II

Construction for phase 2 has so far involved the demolition of existing structures on the site and earth retainage (pile driving). It isn’t clear when this new phase will be completed, but I would project early move in could start at the end of 2013 or early 2014 with full completion likely not until May 2014 when landscaping would likely be installed.

It’s unclear when construction would start on the far west site, located between Emerson and Fremont, but the project anticipated only two phases so it is expected, but not guaranteed, that earthwork would start on that side likely later this summer so that not all of the units come available at the same time. This is sheer speculation.

    How big is the market for $1.5k / month studios or $2k a month 1 bedrooms in Uptown? These buildings seem to be going up everywhere and I am curious who is filling them…
